Residential & Apartment Projects

The most common mistake in housing design is to start from the image. Whether a home is good shows instead in how many doors you open on the way to the kitchen in the morning, where you put your suitcase, and how much of the house is visible when a guest arrives.

So we start with the usage scenario: how many people live there, who gets up early, where work happens, how much has to be stored. Storage, especially in small apartments, is never enough if it is considered after the plan; it has to be part of the design.

Light is the second determinant. Even when the window cannot be moved, arranging the internal divisions so they do not block the light, spreading it with light-coloured surfaces and designing the lighting in layers changes the perception of a space entirely.

Frequently asked questions

How do you make a small apartment feel larger?

Removing walls is not the only way, and often not the best one. Shortening circulation, solving storage vertically, changing which way doors open and creating divisions that do not block light make the same floor area feel noticeably larger.

Which renovation works require a permit?

Work that touches the structure, alters the facade or moves wet areas requires permission. Paint, flooring and furniture changes generally do not. Before starting we review the condition of the building and its management plan.

Can I move the kitchen or bathroom?

In most buildings the service shaft is fixed; even where a move is possible, fall and drainage set limits. We take this decision after seeing the existing services drawings — it is the subject where later surprises cost the most.
