Etiler, Ulus and the Bosphorus Line

Etiler, Ulus and the Bosphorus line are among the most demanding design areas in Istanbul. Plots are steep and narrow, building density is high, and in almost every project one thing is decisive: from which floor and at what angle the view is seen.

Along this line a home is organised vertically rather than horizontally. Which function goes on which floor, whether the staircase cuts the view, how the terrace is sheltered from the wind, and where the north-facing rooms take their light from — until these are resolved, floor area means little. On a sloping plot, how the lower level is used is often the single most critical decision.

We have a reference project on this line: a private residence on Palanga Caddesi, on the shore of the Bosphorus in Istanbul. That project showed us exactly what working on the Bosphorus line means: a narrow plot, slope, a view angle that changes from floor to floor, and building regulations that constrain the design directly.

Alongside it we have delivered more than ten projects in Istanbul, including office floors resolved on tight plots, campus buildings working with sloping ground and residential interiors. The approach a Bosphorus project needs — designing within constraints, resolving details early and supervising production closely — is central to how we work.

What we do along this line

  • Residential and apartment interior design
  • Detached houses on sloping plots
  • Plan organisation driven by view and light
  • Renovation, refurbishment and facade work
  • Concept development and 3D visualisation
  • Construction drawings and production details

How we work

1. First meetingWe look at the plot or the space together, listen to your needs and set the budget frame. No fee is charged for this meeting.
2. ConceptWe produce the spatial layout, the material approach and 3D visuals. This is the stage where the design is discussed and revised.
3. Construction drawingsDetail drawings, joinery and production files. Everything the contractor needs to build is defined here.
4. Production and siteWe supervise fabrication, coordinate the trades and check that the work matches the drawings.
5. HandoverFinal checks, the correction list and delivery of the space ready to use.

Frequently asked questions

Why work with you on the Bosphorus line if you have no project there yet?

It is a fair question. The only honest answer we can give: we have more than ten completed projects in Istanbul and you can see all of them in person. What defines an architecture office is less whether it has built in a particular neighbourhood than how it designs within constraints and manages a site. In the first meeting we look at your plot or apartment together and explain a concrete approach; the decision is then yours.

Why does designing on a sloping plot cost more?

Groundworks, retaining walls and infrastructure costs rise with the slope. In return, used well, a slope gives a view and a sectional arrangement that a flat plot cannot. The way to control the cost is to resolve the cut-and-fill balance in the earliest design phase.

What is the most common problem you see in apartment renovations?

Ignoring the structure. The position of columns and shear walls constrains the plan; layout proposals made without knowing them collapse during construction. Before starting a renovation we review the existing drawings and any structural report.
