Architecture in Bodrum, Muğla

Villa design in Bodrum is one of the most particular architectural problems in Türkiye. Plots are usually sloping, the view faces the sea but so does the sun, and building regulations constrain everything from facade height to roof form. A good Bodrum house is one that resolves all three constraints at once.

Shade is the decisive factor. A wide opening facing the sea is unusable through the summer if it is not shaded. That is why in Bodrum the terrace, the pergola, the courtyard and the eaves are not decorative elements but load-bearing parts of the plan. Wind matters just as much: the direction of the prevailing northerly determines where the seating area can go.

The maritime climate makes material selection harder. Salt wears metalwork and timber quickly; the maintenance interval of the facade cladding, the choice of balustrades and joinery, and wet-area details all set the long-term upkeep cost of the house. These decisions are made at the beginning of the design, not at the end.

To be clear: we do not yet have a completed project in Bodrum; we would like to work in the region. We do have villa-scale experience — the detached villa projects we run in Önerler, Çorlu require a comparable way of working in terms of sloping ground, the garden relationship and turnkey delivery.

Frequently asked questions

What restrictions should I watch for when building a villa in Bodrum?

Zoning status, storey height, roof form and facade colour and material rules vary from area to area, and some zones carry conservation status. Reviewing the zoning status before buying a plot avoids later surprises. We carry out that review before the design begins.

How can maintenance costs be reduced in a seaside house?

Through the right materials. In salt air, stainless fittings, a suitable timber species and durable facade cladding raise the initial investment but lower the total cost over five years. This has to be discussed at the start of the budget; changing it later is expensive.

How will we work if you have no project in Bodrum yet?

You can see our villa-scale experience in the detached house projects in Önerler, Çorlu; they demand a comparable way of working in terms of sloping ground, the garden relationship and turnkey delivery. For Bodrum we define the site visit schedule in the contract from the start and set up the arrangement with local fabricators at the beginning of the project.
