Villa design is the freest and the most demanding form of housing design. Free, because the plan is not squeezed into an apartment shell; demanding, because every decision is yours and correcting the wrong one later is expensive.

A good villa is one that knows its plot. Which way the garden faces, whether the living area catches morning or evening sun, how the entrance is separated from the neighbour, and how the transition between terrace and interior is made — these are resolved before the plan. Adding floor area is easy; adding liveability is a design problem.

The four villa projects we have run in Önerler have given us practical knowledge specific to the area: plot sizes, distances to neighbours, the capacity of local fabricators and how a given material behaves in this climate. In areas such as Bodrum and Zekeriyaköy, slope, salt air and conservation rules come to the fore.

Frequently asked questions

How long does a villa project take?

The design phase, from the first meeting to the delivery of construction drawings, usually takes a few months. The build period depends on the plot, the size of the building and the chosen system. Once we have seen your plot we give you a realistic schedule — a plan, not a guess.

Is buying a ready-made villa design not more economical?

It looks that way at first, but a ready-made design does not know your plot. A plan that ignores slope, orientation, view and neighbouring development requires revisions during construction, and those revisions usually cost more than the design fee.

Do you design villas in areas such as Bodrum or Zekeriyaköy?

Yes. In these areas slope, climate and conservation rules come to the fore; the process begins by reviewing the zoning and conservation status of the plot. We define the way of working and the site visit schedule in the contract from the start.
